Happy Monday Everyone!

 

Recent changes in the mortgage world regarding mortgage qualifications are now taking effect. But, that was last week, and I'm sure you've heard about it plenty. (If not, see here). This week, CMHC has identified cities that will be at strong, moderate and low risk for future residential market problems.The four key areas of concern identified by CMHC were:

1. Over-heating

2. Price acceleration

3. Over-evaluation

4. Over-building.

 

According to the CMHC, they are raising a warning for a  strong risk of problems on the horizon....for Vancouver, Toronto, Calgary, Saskatoon, and Regina.

 

So how will the Fort Sask and Edmonton area fair?? According to CMHC, the Edmonton area, along with Winnipeg, Hamilton, Montreal and Quebec City are all at moderate risk. The lowest risk cities in the 15 city review were Victoria, Ottawa, Halifax, Moncton and St. Johns.

 

So if I look into the proverbial real estate crystal ball, it's hard to say how both the mortgage changes and potential risk of problems will actually impact us here in Fort Saskatchewan. But overall, the local market has shown in the past year to be relatively more stable than for our neighbours to the south and elsewhere around the country. And as far as I'm concerned, that's a great thing.

Fall has settled in this week, proven by the drop in temperature, Thanksgiving upon us, and baseball playoffs (Go Jays!!). Holidays for us means making the the pilgrimage to Saskatchewan and Manitoba this weekend for two rounds of turkey and cranberry sauce, farm life, and returning to grass roots. Its a long drive, but seeing family and friends makes it all worth while.

 

For me, Thanksgiving is really a time to reflect and be thankful for everything in my life. It doesn't matter what I don't have, but more importantly what I do have. I have my health most importantly. Yeah, a few bumps and bruises along the road of life, buy overall, health is still very good. I have my family. Each and every day I should be thanking Tara  and Cashew for putting up with Fira and myself. We are a great team and for that I give thanks. I give thanks that the rest of my family are all healthy, strong and doing well. And yes, I am thankful, to each and every client and customer that has helped me become the Realtor that I am today. There is so much more to give thanks about...what are you thankful for?

Well it didn't take long at all for this gem to get SOLD. Within 24 hours of being on the market, this home attracted several suitors.....however, there can only be one winner. Congratulations to my deserving  (and very happy!) client.  She came prepared to the showing, knew what she was looking for and didn't waste any time nailing down the perfect house for her. Welcome home.

Well, its been about 30 days, and after a lot of blood, sweat and tears, we have finally finished the kitchen renovation. Modern white soft close cabinets, grey low maintenance quartz countertops, and the piece de resistance - 3 extra feet of counter space (left side - used to be closed in wall)!! We are very happy with the new look, and happy to be done with take out for a while.

And here we go yet again...time for another renovation. This time its the kitchen. The last kitchen did the job as a temporary measure (re-faced cabinets), now this one will be more permanent with all new kitchen boxes, soft close cabinets, quartz countertops and undermount lighting.  We'll even open up the kitchen slightly to make it a more useful space with 3 more feet of counter top!
