In the world of real estate, Easter means the busy spring market is in full swing and this year is no exception! Inventory is moving quickly, and whether its new beginnings, upsizing or downsizing, everyone is out and about searching for new opportunities and possibilities. If you are thinking about buying or selling, now is the time!
Despite the little (*ahem) hiccup in weather this weekend, spring time brings sunshine, fresh air, and showers. Use this motivation to tackle some spring cleaning and home staging. It will attract buyers, and can absolutely improve the sale price.

Spring Cleaning and Staging Tips
1. Whip your yard into shape.
If you didn't rake or mulch the leaves last fall, do it now. Clean up any clutter, drag out the lawn furniture, and remove any of Fido's leftover 'easter eggs' from winter!
2. While you're at it....a little spring cleaning inside the home.
If your home looks and smells like a million bucks, you WILL sell faster and for more money. De-clutter, clean baseboards and other forgotten areas, and consider getting your air ducts vacuumed.
3. Box up the winter clothes.
They are bulky and can create the illusion of clutter. You (hopefully!) won't need those things for another 6 months.
4. Spruce up the entryway.
If your welcome mat is dirty, clean it....or get a new one. First impressions are so important. You never get a second chance at a first impression.
5. Bring spring aromas indoors.
Open some windows to allow the fresh spring air into your home. If you do use air fresheners, use natural products that are not overwhelming. You don't want buyers to think you are hiding a bad odour, or to be put off by scents that they don't enjoy.
6. Bust out bright colors.
Tuck away the comfy flannels, and brighten up with pops of fresh color. Accent pillows are inexpensive and great for adding style and comfort!
Well, it's been an interesting first quarter to say the least. To date, in 2017, there have been 107 homes that have SOLD in Fort Saskatchewan (pretty much the same pace as last year whereas 113 homes SOLD at this time). Of these homes, the average list price was $368,557 and sale price was $360,151 (97.7% of list price) with an average days on market being 67.
Currently there are a total of 238 homes listed in Fort Saskatchewan (including all single family, duplex and condos) with an average list price of just over $385,000. The average days on the market is currently 79. In the last 30 days, there have been 87 new listings compared to the 38 that have SOLD (more of a buyers market) in the last 3o days and reflective of the year.
